01What Renzo is
Renzo is software-as-a-service for small landlords — currently focused on operators with 1–20 doors in the state of Michigan. We help you onboard tenants, draft state-compliant lease templates, collect rent, and triage maintenance requests through an AI co-pilot.
Renzo is a tool. Renzo is not your lawyer, not your property manager, and not your accountant. We help you do the work; we don't replace the people who would normally check that work.
02Eligibility
You can use Renzo if you're 18 or older and have the legal authority to enter into agreements about rental property — typically as the owner, an LLC member, or someone authorized by the owner. By signing up, you're telling us that's true.
03The waitlist
Joining the waitlist doesn't guarantee you a spot when we launch, and it doesn't cost anything. We may close, reset, or prioritize the waitlist as we onboard early users. We'll always email before charging you anything.
04Beta period
For now, Renzo is free. While we're in beta, the product will change, features will move, and occasionally something will break. We'll communicate before any change that costs you money, and we'll give at least 30 days' notice before introducing paid plans.
05Your content, your tenants
You keep ownership of everything you put into Renzo: property records, lease drafts, messages, photos. You give us a license to host and process that content only to run the service for you. We don't use it to train external AI models.
You're responsible for what you do with Renzo — including fair housing compliance, accurate disclosures, lawful screening, and handling tenant security deposits per Michigan law. We give you tools and reminders; we can't enforce these for you.
06Rent collection
When rent collection goes live, payments will be processed by a licensed third party (Stripe and/or Plaid). Renzo never holds your or your tenants' funds. ACH transfers settle on standard banking timelines (1–3 business days). Cash payments recorded in Renzo are tracked but settle outside the platform.
07Acceptable use
Don't use Renzo to:
- discriminate against rental applicants in violation of federal, state, or local fair-housing law;
- send harassing, deceptive, or unlawful communications to tenants;
- list properties you don't own or aren't authorized to manage;
- scrape, reverse-engineer, or otherwise interfere with the service;
- impersonate another landlord, tenant, or Renzo staff.
We can suspend an account that violates this section, with as much notice as the situation allows.
08The AI co-pilot
The AI helps you triage maintenance, answer routine tenant questions, and draft documents. Treat its output the way you'd treat a smart but new assistant: useful, often right, but worth a second look on anything legal, financial, or safety-related. We're not liable for actions you take based solely on AI output without review.
09Termination
You can close your account anytime from settings. We'll keep your data per the schedule in our Privacy note and delete it on request after retention obligations expire. If we have to terminate your account for cause (Section 07), we'll explain why.
10Warranties & liability
Renzo is provided “as is” without warranties of any kind. To the maximum extent allowed by law, our total liability for any claim related to the service is limited to the amount you paid us in the 12 months before the claim arose — which, during free beta, is zero. We are not liable for indirect, incidental, or consequential damages.
Nothing in this section limits liability where it can't be limited under Michigan or federal law.
11Governing law
These terms are governed by the laws of the State of Michigan. Disputes are resolved in the state or federal courts located in Wayne County, Michigan, and both sides consent to that jurisdiction.
12Changes
We may update these terms. If a change is material, we'll email you at least 30 days before it takes effect. Continued use of Renzo after that date means you accept the new terms.
